Don’t think you will qualify for a mortgage due to credit issues? We may be able to help you! Our RENT TO BUY program is designed for those who want to own a home but cannot get immediately approved for a mortgage due to past credit problems. We understand that most people looking at rent to buy homes may have some credit issues and that’s ok. We don’t expect you to be perfect. We will work with people who have open collections and/or judgments. The key is that they are not so large that they cannot be dealt with during the RENT TO BUY term (typically one year). Bankruptcies are ok too-as long as they are close to one year (or more) from having been discharged.
Our RENT TO BUY program does require a down payment, usually about 3% of the sales price. The RENT TO BUY contract then continues for up to one year, allowing you that time to resolve any credit issues and get back on track. During or at the end of one year, you will be required to obtain a mortgage in your own name and buy the home. We can introduce you to a lender to help you obtain financing if you are not already working with someone.
Unfortunately, people that are buried in collections, judgments or someone who has just filed bankruptcy usually won’t be accepted into our program, but it is definitely worth a phone call to find out.
